Smythe house is a family owned and operated small business; we value your patronage and look forward to your stay at Barclay Heights Bed and Breakfast or at our vacation rental property Esopus Creek Cottage. Please review our reservation terms and cancellation policy.

Billing procedures:
A deposit of one night billed at time of reservation, remaining balance billed two weeks in advance of check-in date. Reservations made less than 2 weeks in advance, entire stay billed at time of booking.

In case of cancellation:
Please cancel both via email and telephone, confirmation of cancellation will be issued via email. When notice by guest of cancellation is given more than two weeks in advance, Smythe House will refund the client's deposit, minus a $50 bank and service fee. If notice is given less than two weeks in advance of reservation check-in date, the one night deposit is not refunded unless room can be rebooked. If notice is less than one week in advance, no refund will be issued unless the room can be rebooked, less a $100 cancellation fee. Thank you for understanding.

Note: On rare occasion, Smythe house reserves the right to find alternate and comparable accommodations for the client if Smythe house is, for some reason, unavailable or unable to fulfill a reservation.
